Investors going directly to the listing agent solely because they assume the listing agent will take half the commission just because that investor is not represented? 

After a year and a half, the other side moved out and we moved in and are just finishing up with the reno of that side.

It might draw a wedge in your relationship with the mutual friends/family especially you being thousands of miles away.
