@Eddie Quimby, from your description of (only) having $80k equity, and already having a $265k mortgage, you may not be eligible for a HELOC at all. ($265k is more than 75% leveraged already).Did I miss something?

I have come across at properties where the description says that the home is occupied by tenants.As I mentioned, this purchase would be for me to owner occupy and not rent to someone else.
