Once you find out exactly how these numbers need to work from a lender you trust, one option would be to rent their townhome and rent them a temporary dwelling. 

I am thinking to look for a multi-dwelling unit in the Southeast Florida Area, Delray Beach to Miami areas.  

My Fire/Dwelling policy covers the rebuild cost of $193K, $2K in personal Property, and $100K liability (seperate $1M umbrella) for a yearly premium of $1750.

The key is not to dwelling not the past but learn from it and move forward.

I have dwelling coverage and $1MM general liability.

Furthermore, from your comments I assume you are depreciating the entire dwelling structure (including the roof) as a single asset. 

If you own a house or rent then get out of that and buy a multi-family dwelling 2-4 units, rent the other units and rent a spare bedroom in your unit to a friend.

They assessed them as "two single family dwellings" and also declared both houses to be non-conforming. 

I am currently waiting on sellers short sale approval to start on a Flip and have just wrote an offer on a ADU ( Accessory Dwelling Unit) property here that I will BRRR.
