@Ned Carey - I think that's good advice, and conservative as well, but @Rob Wilcox got into buy-and-hold and apparently has done it successfully- maybe he would do well to diversify into building from the ground up.I've shied away from it for the reasons you mention, but dealing with 100+ units of housing, most of which was built over 100 years ago, occasionally leads me to think wistfully about new construction.

I have managed over $350 million worth of Construction with over 2600 units rehabbed and/or built.

We bought the house in June, started construction in July and listed the property on HomeAway/ Airbnb in September. 

I have development projects in these areas and always looking for moreCurrently in the Sharswood/Brewerytown area I have 3 triplexes full renovation, 3 duplexes new construction and in Germantown I have two large multifamily projects in the works

It is simple to make provisions for a master meter and submeters at the time of construction.

I live in Point breeze and I'm working on new construction projects along side hundreds of others that are helping to increase home values in the area every single day and keep them up for the long term.
