Most have solid total return opportunities for cash flow and appreciation.2)  Read some great books on MF investing: Dave Lindahl (MF Millions) and Steve Berges (Complete Guide to Buying and Selling Apts)3) Find a local MF meetup group if available or create your own4) BP podcasts and forums on apt investming5) If serious, consider hiring a coach to ramp you faster.
