During the summer we are frequently dealing with popped circuit breakers and outlets going out, which is the result of an overdrawn system.An electrician was called out and he wants to demo and install a completely new electrical system (2) new 20 amp gfi circuits in the kitchens, and (1) new 20 amp. gfi circuit in the bathrooms, of each unit and gave a proposal.Have any of you had a similar experience.

I was a lot like you a few years and evictions ago, as I've apparently bought properties with inherited tenants that I didn't vet or choose more frequently than you have (or God hates me, which I am perfectly willing to believe).

In regards to being a landlord, I would recommend asking yourself this frequently: how would I want to be treated if I were in their shoes" when dealing with a vendor or customer. 

How do you really maintain these in real life and how frequently do you do it? 

Make your SOI as big as possible -- join clubs, talk to everyone at work and every place you frequent, etc. . . 

I think the smell has subsided quite a bit - it's harder to tell since I'm up there so frequently, but the new paint, flooring, and new HVAC registers in the ceiling seem to have made a difference.

I am also a frequent traveller, between the New York, New Jersey, Puerto Rico, Colombia and more.  

This listing gets booked less frequently, but when it does, I make more money than renting each house separately because I price that listing a little higher than the two separate homes combined.

People who use it frequently argue, "it works every time".

Thanks a lot @Pedro Hernandes for sharing your views.I agree to portfolio reporting part; I have few questions regarding same.Real Estate being iliquid or infrequently traded asset class, Does it really require daily portfolio reporting since changes in price are mostly on month-quarter basis unlike frequently traded assets.Also, on automatic fundraising or investments in RE, can investors really be comfortable with it since there are not only Returns or Future cash we look for when analyze any potential investment but many experts and associated soft costs are part of almost each transaction.Trying to understand which features for Portfolio Reporting and Automation of Fund allocation or raising through various options; automation can serve and in which capacity.Regards-Vijay
