The association of builders puts out an annual cost survey/outline for new builds by area with average costs for grading, slab, framing, everything including interior finishes.

I have just finished reading.

So, I build a commercial building from the ground up that finished May of 19'.   

Seems it is a priority for my generation to save a little on rent while also making connections and having a sense of community (especially if you are moving to a new area).I also just finished up an internship in multifamily real estate and came across a few coliving apartments.

My plan is finish building what I got here north of Houston then head that way south.

Also because I want to do most the finish work myself.I’m going to call a couple banks today to figure out a loan scenario so I can compare.

Is there any standard practice to break TCC something like      Site preparation and other works 4-6%,            Service works 14-19%,        Finishing works 20-25%,       Civil works 50-55%,            Consultation charges 3-5% of Total Construction Cost estimations?

I have the exclusive until october. the owner is insisting on 155K. the basement is unfinished so I plan to finish it and change the half bath to a full bath.

Once you finish construction, if you've created forced appreciation (which you often do in the case of a 203k), you may be able to fairly quickly refinance to get off the MIP of $497.

They don't seem happy with me earning anything at all, but at the same time want and need me to get this finished.
