I've invested in/renovated a number of single family properties in the suburbs of Philadelphia (Mainline), with values ranging from $400k-$1.3m and decided to tackle a significantly larger project 6 months ago; comps were incredible with high sale prices and very low days-on-market, it looked like a home run.The loan is under an LLC but with a personal guarantee; the renovations are complete and the house is beautiful, but the market has been unbelievably slow compared to the previous 3 years, on which our financials were based. 

Do you guys know of any avenues I can take to get a short term loan to fund the project?

In general, the larger the project, the more you'll realize the benefits of modular, especially with custom.

Appreciation is also a projection that could be off, whereas a mortgage payment, taxes, HOA, & vacancy rates are easier to predict.

After purchasing and renting units, when can I refinance in order to pull out HELOC and gain cash for projects on the home?

They list all their contact info clearly, and project a pretty legitimate image.I'm a property manager and got a spam/promotional-type email from them, saying that they do tenant screening for FREE. 

Do the rehab right and you would make the money back and then some at the end of the rehab project.

Will someone tell me exactly what I need to research, understand, and to take on myself, in order to make a project like this successful?
