I’m replacing window units with mini splits in a 6-unit apartment building where there is no space for HVAC ducking.

In my area on-market there are some SFH with good investment potential but they require rehab, which is a more sophisticated play than what investors usually want to mess with for the SFH space. 

A multi zone mini split system would be easy to retrofit into a brick house, it is also a super efficient way to cool and heat.Older brick homes are also good candidates for a “space pack” system, with ultra slim flexible duct work.

The main living with is a 3/2, the basement 1/1 and separated garage space 1/1.

I received an investor summary from a very reputable, perhaps "slightly conservative" operator in the MF space.

Two of the nicest things you can do to any home are 1) open up the space, take down or put a pass-through in the kitchen wall 2) Get a new stone countertop and appliances for the kitchen, maybe a trick sink and under-cabinet lighting?

@Jeff T.Thanks Jeff, I have a much better cashflow (if not I at least break even) when I am here as I live in a much larger unit with extra rooms that I can rent with additional cash flow but I think renting my entire unit alone would be very challenging as there will not be many prospective tenants that will need so much space (6 beds and 3 ba )and willing to shell additional rent .

It's really a beautiful thing.Now, for a single-family that you're renting out, you don't have a common space to install the recorder or take electricity from.

Very often I give tours to people who are surprised there is shared space, despite it being really explicit on the apartments.com listing.
