I probably repiped about 20 houses in Atlanta and then another 5-10 in Milwaukee between 2008-2012.Typical cost to repipe a 1000-2000 sf house with 2 bathrooms, a kitchen a laundry room and some exterior hose-bibs (so, about 12-20 fixtures) would run between $2500-4500 in Atlanta.

I think an interesting alternative to sharing one's profit margins may be to show other flippers how much you can save by going the DIY route as opposed to subbing everything out.

That's not to say that real estate agents can't be quite helpful, I just find they're not always helpful for investors, as opposed to consumers for whom they provide quite a useful service in many cases.

At the end of the day, though, for investors and wholesalers that are not fly by night, their time is valuable and better spent doing other things that generate more income as opposed to trying to do it all, including my job.

Depending on the price you negotiate you may end up owning a piece of a great value add opportunity.Once you've started the negotiation with the seller then go to your mentor dude and tell him you're negotiating a great deal on a three property portfolio that could potentially be bought for X price that after a value add rehabilitation will rent for Y dollars per unit providing a new value of N when the refurbishment and re-tenanting is complete.Now is the time to work up a budget on what you think the refurbishment will cost per unit in each building, what exterior improvements will cost and what time frame and cost you will incur in getting the refurbished units rented to higher paying tenants.
