In order for a bank to finance a manufactured home on land the home must be "permanently attached" to the ground with the axles removed and resting on blocks or on a foundation with skirting around the home.

@Patrick Mcgowen,I had permission/permits for nothing because a mobile home manufactured etc is not real estate its personal property hince the repo not foreclosure I did at least tell the park manager I will be rehabbing the mobile home.In some cases because I do a few mobile/manufactured/modular home investments I typically have the home moved to a unrestricted lot and placed on foundation which then increases value.

Hi Patrick and welcome to BP.I always like to say that good deals can be found anywhere in the US.Its harder to find the right people to do the deals with lollolWe are based in Ohio and are finding some amazing undervalued properties.Ohio and Michigan possess stigma's due to higher than average unemployment and "declining population".I do believe that these 2 states have lots of potential as soon as manufacturing jobs return to the rust belt.Indiana, Kansas, Missouri are some other sports with great numbers.Thanks for reading and have a great day.

I agree with Bishoy,job growth and steady large employers are key to determining a healthy rental area.Indianapolis,Memphis and Dallas are great because they have affordable properties to buy to rent to steady employees like truck drivers,FedEx,UPS,and air cargo employees whose jobs aren't being shipped to China or anywhere else.Alabama has car and aircraft manufacturers growing and moving in there.North Carolina has techies escaping the high cost of California.God knows everybody is looking to move to Texas for manufacturing what little we still make in America.Georgia has become one of the biggest areas for filming Hollywood movies cheaper.That is where my money is headed in the next 3 years of buying properties.

I know it is easier if your company is in manufacturing as that generates a lot of revenue, lines of credit, etc.

So theres no rushUntil Oil supplys begin to steady themselves I would stay out of Western Canada, I know southern Ontario is starting to see some more growth in our manufacturing since the drop (crazy amount of help wanted signs right now as most factories) but Ontario is tough for cash flow, Eastern Canada I know little about.
