If it's not hitting the 1% rule (of FMV) with 25% equity, I doubt it's worth holding as a rental.

After the first phase of getting the house rehabbed, I was told I could refinance again with a 203k to get the funds for an addition or etc, however, I doubt I will do it again with what’s happened thus far.

Costs also include changes to your current planning and other risksThere is so many problems with places allowing tiny/alternative houses that unless you are really in the boonies and a really well visited area by short term types, I doubt it is a viable longterm plan

And I agree with @Dennis M. in that while this is a deal I might do if the numbers made sense, it doesn't sound like a deal YOU should do as a newbie--and besides, I doubt the numbers make sense.
