On our most recent purchase, we bought a home with an assumable loan which allowed us to reduce our monthly mortgage payment by over $1,100 because we assumed a loan with a 3.08% rate instead of taking out a new loan (at that time) with a 7.5% rate!

So, it could just be that they fell behind on a couple payments and will become due, or maybe because the servicing of the Note changed so some payments are missing until the servicing catches up..The sheriff's auction list, the foreclosure list, is the main foreclosure list.

On the same note I have tried to get her to invest in other properties with me and she is terribly risk adverse and just can’t stand the thought of having her name and credit being attached to a large mortgage even though I have explained numerous times about how the bills and mortgage payments are made by the rent payments. 97% of the time she continues to be supportive of me pursuing the real estate on my own and has been supportive of me retiring from my job to pursue it full time.

In the DSCR world, there's more than a 1% difference between a 70% cash out refinance and an 80% cash out refinance and with that increase, the rents may not carry the mortgage payment at 1.25%.
