@RyanDavis thank you for your fast response.I’ve never done this before and I do feel little uncomfortable reaching out to the family.But I’m only doing it because I know that they are ready to sell, the lady died in December, they already did some cleanup and the village inspection, so they are definitely ready it seems

With that in mind once you reach that level of savings you should be able to spend more freely.When you have more savings than you will need to take you to the grave you are ready to live less frugally. 

I’m getting ready to rent out one of my homes that I owe, and I’m planing on managing my self because I want to get this experience as a landlord.

Now......we are ready but not really sure what is considered a “good deal” for a multi family unit.

I was ready for that and told him "don't say that, everyone is welcomed".

Is this generally discussed when the contract is initially being discussed or when the tenant buyer is ready to close (after the lease term).I would really appreciate any guidance you all can offer.Thanks

I doubt the seller has underlying financing because of the low dollar amount of the transaction, but if he does, a wrap note/deed of trust is possible.CFD is disfavored for a couple of reasons, but can work here *because* you are not a consumer - bought for personal use.
