Cap rates are higher than an SFR and with proper renovations you could turn a C class into a B class.

With the stock market down for likely the next year it makes more sense for them to invest in this option rather than an Index Fund (plus the THRILL of being a real estate investor).   

Lastly, I would stay within a STR city that is primarily driven by tourist income rather than an isolated small town that would be equipped with local laws limiting your STR rental ability.
