I just finished a house and if I had to pay both of these fees above would have cost me $30,500.As someone who doesn't hire these people, I have always figured a GC would fall into the 15-20% of the rehab costs ($5,000-15,000 on the flops I have completed) and a designer simply picking out colors and tile I would honestly be willing to pay up to $1,000-1,500 TOPs, however would also expect them to helps with all aspects of design, inside and out. your GC costs to his family at first seemed high, but I guess wouldn't be over the top when really broken down (assuming he is running the job full time, and the time was agreed to, not allowing him to drag it on and continue to make more and more money while you lose money).

Focus a share of your budget to buyers and another share for your most important aspect which will be sellers.Mistake #4 - because my full time job doesn't necessarily allow me to put many hours into real estate.

I think the biggest thing that other miss, maybe including @Bill Gulley and probably including my good buddy @Aaron Mazzrillo Is planning for Life Events occuring to the note holder later and transactioneering terms that provide opportunities to renegotiate certain aspects of the debt later.

@Blair Russell I agree with you about booking as much as possible don't get me wrong, but I'm a believer in optimizing pricing and think it's okay to strategize on the near-term basis without overcomplicating it.

Also I should note....an exemption never exists in any case for race....and in instances where one may be exempt from the other aspects, advertisements are always prohibited from any discriminatory language.

I think I have a pretty good handle on many aspects but the biggest unknowns for me are possible maintenance and repair expenses for the foreseeable future as well as the biggest wild card would be when a tenant might voluntarily move out of a rent controlled unit.
