I am borderline Massachusetts and New Hampshire which is a 10 minute ride either direction.

Everyone isn't riding their Peletons into Zoom meetings while buying their toilet paper on Shopify websites any more then they've decided they're all going to travel 4 times as much as normal, forget hotels exist, and limit their travel only to destinations that are drivable from their large city. 

Bring him along for the ride as a limited partner.

You may want to consider investing in a syndication and just ride the coattails of someone far more experienced than you.

You should get a free inspection from a local roofing company to see if your roof may have wind or hail damage that may be covered by the insurance policy.  

Ride the wave more.

One recent example was a gentleman with 4 similar buildings to mine who has never filed a claim in 20 years of coverage with my broker was dropped from coverage on ALL FOUR buildings after filing a hail claim on the roof. 

It looked like you were doing awesome with all of those no money or low money downs and when things went sour, you did not have the reserves to ride them out. 

I'm very embarrassed to admit that someone who supposedly is an expert in this sort of thing got taken for a ride.
