Check your state/city laws, and if you can re-write the lease agreement after acquisition then you can also mitigate your risks that way.

I have no idea what I’m doing re: drafting said lease :)I am using a site calls EZlandlordforms.com to give me templates.

As for the future I hope to get a Heloc or other type of loan against it in the next few years to pay off the current owner and do more repairs.

Estimates are way way over $100k in repairs and they claim in the appraisals that you can do a roof, paint, flooring, new ac, pool replacement plus pump and plumbing, 100' fence, new kitchen, remodel 2 baths and all new flooring as well as re plumb the house in a 2200sf house for.... $45k!

I understand that the best way for me to avoid this type of drama in the future would be for the landlord to handle all lawn maintenance and upkeepWhat are my options?
