I would enlist the help of an experienced agent. 

I would still get another (good and experienced) real estate agent look at it and give me a value assessment.

What challenges are you experiencing?

On the other hand I understand I'm unproven to each person I sit in front of and I find myself asking what the relationship is worth.I'm curious if some of the more experienced buy and hold investors had the same problem when first establishing their commercial relationships.Do I just need to suck it up and establish the relationship at the lesser valuation?  

I am not the most experienced but I’ve been through most cases, so I can shed me .02.

I suggest starting now with one that can help you now that also has a track record to help agents flourish whether they are new, experienced, building a team, scaling multiple income streams, investing or otherwise. 

As a recent graduate with no prior REI experience, I am curious whether I should be putting more of an effort into finding a more experienced partner or simply doing the research and going at it alone.

Currently I am partnering with my parents (experienced RE investors) on my first two deals.

The Building Dept, an experienced Realtor, an Insurance agent who is knowlegable on rental propertiers all could be other sources of that info.

For me, the deciding factor that made me just take action was hearing how many experienced investors still make mistakes in REI.
