@Jonathan Greene not sure if you’ve ever heard of wholesaling or what the steps are but you never actually buy the house so that’s why he’s starting with that.

Do your homework and check the reserves of the condo association.You are correct that the HOA fees will eat into your profit. 

As a Canadian (now US Green card holder) who started investing in the Phoenix market back in 2010, I can give you some pointers.

I'd be eating extra cash until I build up the 20% to get PMI wiped away however - the R3 zoning is a huge oppty to get into this area with as it is a large plot of land for the area. 

As Moe Greene told Michael in Godfather 2 when Michael was complaining about Moe killing one of his guys "this is the business we have chosen." 

If you had a single family, you would have to eat it during vacancies.

Just bite the bullet and eat the water cost and claim it against your taxes. 

If I were actively seeking people to sign up I might do that, but I'm not and could care less if anyone ever signs up because I prefer to eat lunch at home.
