@Caleb Heimsoth - With all due respect and I do mean with all due respect, if an investor goes to the lowest priced or an inexperienced real estate investing tax it is just setting themselves up for headaches. 

I once had a conversation with a seller I cold called while trying to buy mobile home parks around Ft Bragg (now Ft Liberty), NC.

They set up the process as a preliminary ‘interview’ and then if you get the first screener’s ‘recommendation,’ you move on to a 2+-hour ‘interview’ with the ‘director’ to ‘dive deeper and see if you’re a good fit’ because ‘Phil is very selective’—so selective, in fact, that ‘less than 1% of applicants are accepted to join.’

Not saying don't look for data, but I am saying, it's more in the comparison of successful properties, not in the cold dry numbers.

Particularly be sure to include your goals for real estate investing so that folks can help you. 2) Follow your favorite forum topics and set up keyword alerts!

In the meantime, we have set our sights on a different geographic location (also in the same state) for our retirement, and trying to figure out the best strategy to afford to ultimately purchase a property there.

I stayed under my $30K budget I set.

And seller financing will often set the price at a premium.
