@Matthew Olszak hit on some great points - mainly that by underpricing your unit, you have attracted the wrong type of tenant pool.If 2/1's rent for $1200, and I see one advertised for $900, I'm automatically going to assume something is wrong with the unit/area.

It should not be a problem for them to just create an automatic system where you will get emails from them with potential houses that meet your criteria. 

On your other question, so far I convinced most of my tenants to go on automatic.

There are functions on both the VRBO and Airbnb sites that allow you to sync your calendar across platforms so that if someone books on one platform, it automatically blocks the dates on the other platform.  

The lease automatically transfers to new buyer so terms of month to month are super,, don't change those..

When an investor buys they should automatically count for property management EVEN IF they initially are going to manage themselves.Often a mistake by investors is to say they are going to manage themselves, cut cost here and there, raise rents, etc. to make the numbers look potentially good enough for them to do the deal.Those things need to be icing on the cake and not the cake itself for returns.
