I was under the impression that the "freeze" by numerous large banks would affect preforeclosures, delaying them from going to auction until the paperwork is re-checked.

I am sure this is getting plenty of real estate investors dealing with short sales pretty nervous, including me since I am just getting started and spent in the 1000's for training..hummmCan we benefit from this foreclosure moratorium in any kind of way within the short sales, reos, bulk reos, foreclosure auctions, there could be an opportunity for those of us that look for one when everyone else is not looking...:)

I believe " Assignmenet of Contract " is fine as long as all parties involved are informed.I disagree with Johnny's comment --yes people do make and can make over $400,000 in one year -actually in three months --as a wholesaler --if you have cash and concentrate on upscale homes --over $500,000 ---your spread - fee is much higher-- I am planning to get into whoelsalling this--if any one intereste d- just saw a house -previously valued at $330,000 --is now on auction with minimum bid of $70,000 ---nice to have at $100,000 and Resell for $150,000.And about --Option Contract " -- yes that can also be assigned for a reasonable fee --such as $3000 or $5000 to other Invetsor-- at thesame price we offered to buy -- Always check with local realtor, RE Attorney and Specifically Hard Money Lender about Assignment VS Double Closing --now some people use the term - Back to Back closing --

Louis, MO.I have enough capital to outright purchase my first investment property and flip, but based on current market conditions I feel that purchasing REO/auction based foreclosures, fixing , renting, and selling 3 years out is the optimal plan.The problem I have is I do not want to spend all my capital on one property.

I try to find out who the lender is before we say yes, who the investor is, how far behind on payments, how close to an auction, what have they tried so far, i.e., loan mod, forbearance, how many payments behind they are, is the property located in an area I can resell in...etc., there is so much we look at before we even agree to a flip.I have one short sale right now that I'm SHOCKED at the price we are selling it for.
