The property is currently listed for $70,000 but needs about $30,000 worth of work (floors need to be replaced, all moldings need to be replaced, all walls need to be repainted, caulk around all windows is black and needs to be replaced, a lot of doors are broken, AC units needs to be replaced, room most likely needs to be replaced, two large trees may need to be removed to prevent foundation damage).The property has been on the market for about 5 months and there aren't any offers on it.

I've been working my way through the beginners guide when I have time and am definitely planning on upgrading sometime next month.

My windows are original, don't work anymore, have broken seals and waste energy.

These tenants call the PM company for small repairs constantly: Running toilets, broken burners, etc.

We had our door broken into a few weeks ago and it costs about $175 to fix the door frame, paint, caulk, door guards and add 3" screws into the frame for the deadbolt strike plate and latch plate.We use this (StrikeMaster II Pro) on our own homes and will consider using this on future properties.

I would like to go in and get it painted, fix some broken windows, and clean before closing.
