In other words, do more expensive properties clear a higher dollar per door rate, or do operating expenses scale proportionally (or are repairs and CAPEX so volatile that it is hard to draw the conclusion)?

You will hear arguments on both sides but I think the general consensus is that you get two concepts with apts (especially larger apts) and that is scale and forced appreciation (value add deals only) that you can't really get w/SFRs.

If I hear there was none  the conversation ends at that moment.The best thing any property manager can do before taking on clients is to purchase and manage their own rentals and put systems and processes in place that can be scaled to a larger portfolio of properties.
