All these comments promoting socialist style landlording, I say with absolute certainty they have 0 experience landlording or near to 0, because anyone with even novice level holdings and experience would never chastise someone for seeking fair market rents and offering a person a considerable discount from fair market in empathy for a 2decade+ rip-off that ran un-checked.

If they are brand new syndicators, I'd expect to see a lower GP promote/fees.

As noted, there are are the ones that just throw it on the MLS and sit back, and then there are those who actively promote it through a variety of other means they (should have) at their disposal...

@Rebekah Hitt, I've seen ROIs for LPs promoted from 6% or 8% for conservative institutional investments to 15% and higher IRRs, especially a few years ago.

Most of these "systems" or "programs" are just rebranded and likely created by dozens of other promoters and gurus. 

Property Managers are great they will promote the property and get it rented but it all depends on who you choose.

LLCs are wildly over promoted, much of that promotion shamelessly panders to folks fear, ignorance and vanity.

@Tom Dittrich Instead of charging an additional fee and layer of promote you could try and negotiate for a % of the GP with the sponsor.
