I know there a lot of factors and variables that go in to play but have you seen or have any experience yourselves with making good money in your first year as an agent.

Maybe if you look them dead in the eye and say "I don't care if you make any money. " Then call them out on the fact they said they are cash buyers when they have made it clear they are just wholesaling and aren't a buyer at all mush less a "Cash buyer". 

Also if you are dead serious about doing the LA market, we should talk more when you have time.

We have a lot going on and this is a major risk and my partner is dead set to do the deal!

Can I ask what percentage of rent did they allow you to use for qualifing or maybe that did not need to come into play?

I'm sure there are many special interests at play.  

I wasn't really concerned with it until the 5th or 6th time it happened each time stopping playing loud music and cursing at me.

The neighborhood had been trending in an unfavorable direction and the property had been sitting for a few months so we decided that renting it was a smart play. 

That way if you're renting to a family of four (mom/dad, 2 kids) that gives them an extra room for guest/play/office etc.Do some inexpensive kitchen upgrades (paint cabinets, new hardware, backsplash) and put the rest towards the new room.

There will be little things here and there that a buyer may notice...So plan on getting it back up to snuff for sales condition (and this would probably just be shining up from normal wear and tear that you can't chase the tenant for).In short, if you are really just dead set on selling, I would focus the energy on marketing, sales condition, networking, creative terms, etc...
