We have delegated out each others responsibilities and have been working on a contract, business plan and LLC.I'm not sure if my dad is going to fund the entire project, but I guess I will need to incorporate that into a proposal. 

I really want out of corporate America so I feel like starting with a flip would be good and do 3 or so before going full time or should I start with building up my rental portfolio which would keep me in corporate America longer.

If you are doing electrical, plumbing, and shifting of the physical layout, then get a licensed contractor.As an example, i do items like tile but without a license could not do your electrical (even though i know how to).Hope this helps,Matt

You will have to skip trace the members, but the RA must have a physical address in the state to receive legal documents and correspondence.
