I have noticed an area where the houses are manufactured but the lots are 5000-6000 sq ft, the same size as typical lot in the Denver suburb.

The answer to your question is that the SAFE Act does specifically apply to any loan offered to a secured by a dwelling to be occupied by the borrower, regardless of whether it is a manufactured home or stick built, personal property or real estate.

I’m looking for rentals in a new area of investment for myself and am noticing that many of the listings do not have Central AC.Can someone tell me of their experiences and thoughts on buying duplexes/tri’s and the sort with window units VS Central AC.The area that I’m looking at generally has a fast turn around for renters, as the area is growing and has a large college nearby.Also, How long do your window units last in comparison with what the manufacturer suggests?

I might suggest traget direct mailing to homeowners that are adjacent/near to blue-collar and service type of job/employment centers (factories, light manufacturing, etc) where jobs are being more apt to be lost.
