I called the local post office (another post office wouldn't do it, so I think it needs to be the delivering PO) and they submitted a request to the office of Address Management.

I agree with some other commenters here that the lender calling the loan due for a deed transfer is extremely unlikely and would most likely only be used if you fall behind on payents and they want a reason to come after you.On your comment about title insurance on a Deed in Lieu, we've done them and as I call the new deed gets a fresh title insurance policy, so you are covered.

What I do now for piece of mind for the customer is I take the deposit it’s usually only the amount what the equipment is (I don’t tell them that) And that day I have the equipment and materials delivered to the job.

I would wait to close or at least until you have the clear to close from the lender just in case it runs behind you don’t want to take money from someone and not be able to deliver.
