There is currently a button they can press as they walk out of the garage to close it, and also a keypad with a 4 digit code to open/close it inside the house as they leave/come in by the door.  

I have a primary home with a mortgage already so I really doubt, I'd be able to get a normal conventional loan from a bank due to debt/income.

And another question is, I have read that if you get a FHA loan and a year later or however much time it takes you to convert it to a conventional loan you can go back a get a FHA loan again for another duplex or house or what ever.

Ideally we would refi into an ARM amortized over 30 years and refinance when the principle is paid down to 80% into a conventional loan.
