Like @Matt Ward mentioned, there are many ways to skin this cat and it depends on personal preferences, family dynamics, funds available, time and experience available to invest, manage, rehab in REI, etc.For me, I drank the Grant Cardone/Kiyosaki cool aid a few years ago and followed their model and thinking.

We like it because it not only allows us to view the MLS, which I would say Realtor.com is probably the closest website when properties go live on the MLS, but the MLS also allows us to view other things as well (i.e. expired listings, setting up viewings with little time, etc...).

I feel that getting 3 estimates, comparing them, investigating the companies social medias (pictures are real, clients have good reviews, price isn’t too cheap, materials are included, they have a vehicle, this isn’t their aide gig) etc, are things you need to check.

At this point in the market the closest we come to that number is around $1,200-$1,300 in rent for $75,000-$85,000.

"B" area would be the same as above but maybe there's something that's clipping the value to your potential renter client such as the school district, access to interstate (some areas Main Street are always packed trying to enter highway on ramp) or limited activities (travel time to closest park is over 5 minutes).

and then there are 2 other blocks with about the same and then they all come together at a 3 way stop which leads to the highway.The closest comp I can find is one from a house 4 miles away that is $300k 3k sqft 4 bed 3 bath.
