What are the tax implications of this sale?

We are set to close on a property by the 31st of July per contract.   

I have a couple clients that own 2 BR units at Waikiki Sunset - one of them recently told me he is grossing close to $15k next month.

If you can, go several times, so you can watch it happen from the foundation all the way up.If you live close to a store like Home Depot or Lowe's, sometimes they have free classes on "how to install a ceiling fan" or "how to paint". 

Or, if it does appraise 'as-is', but the lender's underwriter determines that there is more deferred maintenance than they will allow for (say $2,500, or something close to that) then that would also be an issue.Either way, a 'subject to' appraisal and deferred maintenance are both no-go's for a DSCR cash-out refi.
