We are looking to relocate to another city and state for more job opportunities.

That said, Indy is going through somewhat of a renaissance... there are pockets that are going crazy, but we are so focused on squeezing the most ROI/cash flow that we don't really worry about appreciation. 

We are investors as well as contractors in the area.

Hey Jeff, we are at this very moment are about do a 100% heloc (primary) with our local credit union.

We are thinking about adding some investments out of state.

I have the exact same question and feel we are likely in similar spots. 

We are free from the confines of a traditional work schedule and can really dedicate as much time as is needed to manage and maintain our hopeful real estate business.
