Before you communicate any further with this "lender" (or any other strangers you meet on the internet) and even consider doing business with them (and certainly before you send them any of your hard earned money), read these posts and learn how to spot the scammers and fakes:-  Should I be worried about my DTI? 

No money + No understanding of how to buy with no money = wasting agents time.Sure you may learn a lot about things by "jumping in", but if you are acting like something you aren't (fake it till you make it) you will upset A LOT of peoples time.Figure out how to do what you want before asking others to be part of it, on their dime.

Just make sure to take everything with a grain of salt, lenders may over promise (or won't promise at all) until they see the actual application and underwrite, and same goes for brokers. 

I promise I'll verify the levels of depravity they're engaging in!!!!

What return on investment had they suggested or promised you?

The promise of higher returns or the rates published don't translate exactly as advertised.

Sellers are desperate to close by 9-14 (I have NOT promised this date, but am trying to make it happen) I plan to BRRR and have vetted renters.

I knew I had to dig deeper to find out to put my mind at ease with her story and the story of her "friend" and, found out, fake landlord.

Be very wary of folks who promise big returns for little effort.
