Copy A is needed to send to the IRS and they specifically say do not print and file.

I am a NOI driven investor, cash flow is all I am after and I only take home value appreciation as a gift. 

Just like I trust the mileage I actually measure from my own driving than what the EPA says.If Property A is published as having a 7% Cap Rate, and Property B is published as having a 5% Cap Rate, all I really know is that the Cap Rate for Property A is higher than that of Property B.

I'd assume that A is the best and C is the worst? 

Investors from So Cal and the central coast have driven up prices of small muti units properties so it can be changing to find the right deal.
