You could go to court, you would probably win but collections is the hard part and if he is in jail prob. next to impossible unless he has a bank account you know if and can get it garnished.

So once you do that and the 3 days has passed, then you can file for eviction, pay your service fee and let them get served and the JP will set a court date.You show up to prove up your case, normally with evidence...your lease, proof of non-payment or whatever it is that you are evicting for....perhaps stayover, your proof of notice, etc....typically tenant will no-show and you win by default.

Haven't heard that before, how creative :) I really like how you mentioned having goals in mind - in the Denver market, I'd be okay spending what I currently do for rent (ideally less), that'd be a personal win as I'd likely be cash flowing after moving out of the property.The "repairs budget" is also such a wonderful idea!
