I am concerned a little about the rents being charged currently, but it still makes sense. 2 of the 4 units are currently rented for $450.00 per month and if purchased, I plan to upgrade the other 2 a bit to justify charging $550.00.

Evidently just some repair for the roof...still trying to figure out the range/ microwave issue...I do agree there needs to be a venting mechanism in place and it appears that " someone "did not install a new microwave correctly....Id like to swap out the carpet for a nice scraped wood laminate....a nice new coat of paint..some other aesthetic and cosmetic upgrades to really make it stand out!

Im new to the site and do find it very informative, but what I do find a little annoying (and maybe Im missing something) but wouldn't it help a lot if the categories were broken down by state and maybe even city?

My only worry would be multiple evictions/broken leases/destroyed homes which would eat up my cash flow to pay the notes down.

I upgrade all appliances and mechanical so I see no major issues for several years.I spend a good portion of my time working on the homes which is sweat equity, but as I progress in this business I am spending less time doing its and more time managing.
