All right so I bought my house in July 2020 , the mortgage on my house is $4050 , I rent the first floor for $2400 with utilities included , they just finished year one of a 3 year lease , the second floor is renting for $2150 with utilities separate but as of January 1st the rent is being raised to $2,300 with utilities still separate.

This way you can borrow from yourself and pay yourself back and keep things simple and the properties separated. 

And the accounting integration it uses, rei hub I think, is kind of expensive so I use a separate accounting tool FreshBooks.

The setup is as follows: 2 family, separate, propane for cooking and heating oil; shared electric (one meter for building); septic and well.

Right now I’m playing with the idea of paying off my student loans with a short collateralized loan to show I’ve managed 2 separate loans within a short time frame.Any ideas?

Also, to get around both platform's restriction's on exchanging information (although I understand why they need to do it), you can a) attach a file with your info, b) enter your number in separate messages, and use a mix of actual numbers and spelled out numbers, i.e.eight o five68threefour568

Are you looking to house hack with an FHA loan as an example, or buy a separate property just to rent out or BRRRR?
