I would just hate to build a brand new place, rent it to poor people, and have it have that grease smell that you smell in every house in the hood and no matter what you do the the flooring and paint it will always be there.

The latter part is really all we much cared about.But then we went and bought a house... gave her three months notice... and she has had plenty access to the house to inspect it and declared "no damages".But... it's been seven years so the landlord wants to replace the carpet, linolium, paint - which is all great for whomever is next......Except... she's bound and determined to have it done before we leave.

Now, there is work to be done on the house before I would consider renting or selling (AC, electrical, paint) that will cost ~15k.A friend (also an investor) tells me to sell the condo (or 1031 exchange it), rent out my home and buy (exchange to) a nicer one for us.

What ever you do, be sure to have a good paint respoerator, eye protection and clothes that can protect your skin pores when first working in the area.

If you are looking to be able to list your home at a higher price (but not way off the markets price), a few things you can do that make a difference without spending thousands of dollars are:Fresh paint (in and out)New Carpet, flooring (tile, wood laminate, etc.)New Fixtures (ceiling fans, lights, kitchen and bathroom fixtures).New Blinds or window treatments.Paint Kitchen Cabinets - or buy new.New AppliancesLittle things like this can make a big difference, especially in an older home.Good Luck.
