I agree with the others on month to month only so things can naturally shake themselves out with those who want to stay and those that don’t without being bound to people who want to make your life hell!  

I recently purchased a shell in Brewerytown and we went to pull the builder permit but L&I is saying that we need blueprints since it's in a shell condition.

Louis is a very mixed area and we know nothing about the age of the buildings, or location, or condition, or neighborhood.

Proper screening and good condition property should save you a lot of time.

I don't split up repairs and turnover replacements personally, but I'd suggest estimating these based on the age/condition of the units. 

I know that @Scott Trench goes into great detail about this with @Mindy Jensen on the BP Money Podcast and in his book Set For Life.

I'm not trying to insult you but if you make 1/2 the average income of an American employee then I would say you lack the skills, life experience, or capital to take on investing. 

Or does it just depend on the condition  of the homes?
