First point- remove the 100 largest cities and what is the cash flow. 

Property A has very frequent repair history (30% rent went into repair last year), the largest ones being "new LVP", "kitchen cabinet paint", "New Gas Furnace" and "misc repairs" (I can't tell what it is from the report).

It's our largest lifetime expense and the return of knowing about its' effect on our decisions is much higher and more certain  than picking random states for 'cashflow'👍

You can't "include" state income tax estimates with federal income tax estimates as the IRS and state DORs are separate and distinct governmental agencies. 

The best part being that the portion of payment from Section 8 (the largest portion) is virtually guaranteed to come and the tenant's portion (smaller portion) has always come (*knock on wood) since the tenant doesn't want to lose their Section 8 status.

There are a lot of builders on the list, with Lennar (1,781), Pulte (1,294), and M/I Homes (626) being the largest.
