You invest your time hunting for off market distressed properties and rather than taking on the flip (or hold) yourself, you sell your find to someone who has the money and/or knowledge to finish the deal.

I won't let someone else's tenant out to my land to shoot guns or hunt deer. 

But the idea of bargain hunting and making a profit is right up my alley, which is why I'm leaning toward flipping.

Can you use an apartment hunting program to see other rents close by?

It's near casinos in Tunica, a quick drive from Memphis, Little Rock, and Oxford, there is hunting and fishing nearby, and it's on the Mississippi River.

Especially hunting out good and unique deals.

Find cash buyers first of at least 10-50 solid buyers and then go hunting for deals.

My plan is to explore seller financing possibilites while i hunt down a commerical loan that will satisfy my needs.
