And if that wasn't bad enough then I paid a leasing agent to find a quality tenant, and of course this tenant paid only once, in Sept. 

I would make sure your RE Agent has experience listing high end properties.

Buyers have a choice, call 20 Agents, or if they want the convenience of 1 Agent, pay for it.
