What would be wrong with a double close other than some extra closing costs?  

Lots cost a tad more than I quoted but we are in a slightly better location IMO so it was worth a couple extra thousand.  

Of course, if you want to achieve $5k-15k EXTRA equity from day one, do what Wholesalers do - except KEEP the properties instead of re-selling them!

So if I put down 30k i still have to borrow 260 @ 12% which comes out to an extra $28600 on top of the 290k I need to buy and rehab it.

You'll have the place rented now, and the extra 2 months will cover some vacancy on the back end.

I don't believe that I'm getting any extra liability protection by doing so, and I'm not sure that you can transfer an agent's license into an LLC (in Ohio), anyway.What would someone buy if they were buying your LLC that had your personal real estate license in it?
