Northern New Mexico is the next front range of Colorado (unfortunately for locals, but fortunately for investors) this is a great appreciation market, but you will not find a Cash flowing rental unless you are willing to put in the work for an off market BRRRR.

Issue now is more that deals dont cashflow with high leverage but if living in it or banking on appreciation can be a winning strategy forsure! 

Nothing wrong with putting in the sweat equity, it will make you a better investor and appreciate those that possess skills you do not have.
