I do have dark brown LVT and brown cabinets.

Termites love dark, moist, humid place with wood.

they get done but not without a lot of frustration and a serious amount of OOS investor having big cost over runs or work never done or put down the 1/3 and the contractor just goes dark and you flat lose the money. these are the realities.
