i originally started this thread and after fixing and flipping close to 60 properties i can tell you that the income tax hit on flipping properties is just insane.to the dude who said people who complain about paying taxes don't pay alot of taxes, you are full of crap

I prefer land in unincorporated areas outside the city limits because they're less restrictive but folks that live in rural areas are already storing their crap in their own barns (or yards) :)

Took 2 days off work, flow to AZ, and lost the case....There are many other details that I dont recall now, but it was issues after issues after issues, and everything is 3X more expensive than locally.....I know my story is NOT nearly as horrible as some other investors, but I had a busy day job, and I dont have time for all these crap....
