Hi All- I am gut renovating/expanding a 2300 square foot 2 family house into a 4100 sq. ft. 

Back than people didn't know about "Child Abuse", which what I was doing would be consider today.If there is anything that has contributed to my success in the real estate business is my consistent marketing, direct mail, formal written letters (not on yellow line paper), professionally written with references and credentials.I believe in active marketing like, Farming --- after I got my real estate license I would select a neighborhood and walk and talk to everyone I would meet, I would enter every business that was open to the public, "Excuse me, do you know anyone who would be interested in buying or selling real estate.

The realtor couldn't understand that thinking and thought we should be buying a larger home than the 1100 sq foot one we targeted.

Also if the units aren't individually metered, good luck footing the utility bill. 

Approximate cost per square foot if you know?

note is about $1300 a month* has put in $120K in repairs, etc. in the last year* has tenant who would like to stay several more years until child finishes school* tenant pays $2400 and her utilities except water which owner pays* house a few doors down on same street is under contract at $420K. comps range from low 300s to mid 400s.*  If it had to be sold "tomorrow," would like to get $300K - basically mortgage, $ invested and a little extra.Owner has some other investments that are being paid on to the tune of several hundred dollars a month.  

I ditto Andy because Redfin is a great site, plus they give you their estimate based on price per square foot which is a good free estimate. 

Oddly enough, the tenants that remain in the second unit have been there since 2010 and the youngest child is 7 now. 

They tried saying that child molestation was a "victimless crime", which made my blood boil.
