My F/T job is "Mom" but I also have background in commercial property management/property accounting and have a California Real Estate broker license (Realtor with MLS access) which has helped be tremendously in being able to evaluate properties before making offers.

For the houses I've looked at, the comps are usually like maybe a block away so about 1/5-1/4 of a mile.

After doing this for a while then I got access to the MLS and now mostly do it myself although if I don't feel confident I will still hire the appraiser.

And it can only be considered 'spacious' by NYC standards.That being said, the neighborhood is filled with tree lined streets and gorgous brownstones, I am a block away from one of the largest parks in any US city and I am a short train ride from the greatest city in the world.
